Terms & Conditions
These terms are the agreement between you and DIG. Read them before you create an account — particularly the sections on your own contribution, on repayment, and on what happens if an instalment is missed.
1.What DIG is
DIG is a real estate financing company. It is not a bank, it does not take deposits, and what it offers is not a consumer loan.
What we do is finance the purchase of your property on your behalf, and accompany you until it is repaid. The money never passes through your hands: it goes to the seller or escrow agent at closing.
2.Eligibility and your account
To open an account you must be at least eighteen and be able to enter into a binding agreement.
You agree to give accurate information and to keep it up to date, to keep your sign-in details to yourself, and to tell us promptly if you think someone else has got into your account. What happens under your sign-in is treated as done by you.
3.From request to financing
Submitting a request does not create a financing. A request becomes a financing only once all of the following have happened:
your file has passed the eliminating checks
it has been reviewed and confirmed by an operator
you have paid your own contribution in full
you and DIG have signed the financing agreement
Until the agreement is signed, either side can walk away, and we may decline a request without being obliged to finance it.
4.Your own contribution
You contribute 30% of the amount financed before the programme is ordered. It is your stake in the project, not a fee, and it counts towards the total cost of the programme.
If the financing does not go ahead because we decline your file, your contribution is returned to you in full. If you withdraw after the provider has been engaged, we may retain what the provider has already committed.
5.How the funds are released
Funds are paid directly to the seller or escrow agent at closing. They are never paid to you, and they cannot be redirected to another purpose.
This is deliberate: it is what keeps a financing tied to a real programme rather than becoming cash to be spent elsewhere.
6.Repayment
Repayment follows the schedule set out in your agreement:
2.9% per month, calculated on the declining balance — so the interest falls as the balance does
the first instalment, thirty days after signature, carries no interest
terms are 6, 12 or 24 months depending on the programme family
you may repay early, in part or in full, at any time and at no penalty
amounts are in US dollars
Instalments are recorded by an operator against the proof of payment you upload. Your schedule, your balance and every receipt stay visible in the app.
Financing commits you and must be repaid.
7.Late and missed instalments
If an instalment is late we will contact you before anything else happens — an adviser is assigned to your file precisely so that a difficult month can be talked through rather than escalated.
Sustained non-payment has consequences: late fees may be applied as set out in your agreement, your eligibility for future programmes is affected, and we may suspend or terminate the financing and pursue the outstanding balance. Talk to us early; it is almost always solvable.
8.Documents and electronic signature
You are responsible for the documents you upload being genuine and yours to provide. Submitting a false or altered document ends the process and may be reported.
Your financing agreement is signed electronically. An electronic signature has the same force as a handwritten one, and your signed copy stays available to you in the app.
9.Using the platform properly
Use DIG for what it is for: financing real estate purchases, lawfully, for yourself.
You must not use another member's account, submit a request on someone else's behalf without their authority, attempt to interfere with the platform or its security, or use it for any unlawful purpose.
10.Partner programmes and delivery
The property itself is sold by its owner and conveyed through standard real estate closing procedures, not by DIG. The purchase agreement and applicable real estate law govern its condition and the terms of closing.
We choose our partners carefully and we will help you resolve a problem with one. But a dispute with a provider does not on its own suspend your repayment obligation.
11.Intellectual property
The DIG name, the platform and its content belong to Dispensation Investment Group. You may use them to manage your own financing; you may not copy, resell or repurpose them.
What you upload stays yours. You give us only the permission we need to process your file and deliver your programme.
12.Our responsibility and its limits
We are responsible for running the platform with reasonable care, for handling your file properly, and for the accuracy of the figures we present to you.
We are not responsible for how a seller, title company, or other third party to your transaction performs, for losses caused by information you gave us that turned out to be wrong, or for interruptions outside our reasonable control. Nothing here limits any liability that the law does not allow us to limit.
13.Suspension and closing your account
You can close your account at any time once you have no financing outstanding. If a financing is running, the agreement continues until it is repaid.
We may suspend or close an account for fraud, for a false document, for a serious breach of these terms, or where we are required to by law. Where we can, we will tell you first and explain why.
14.Governing law and disputes
These terms are governed by the law that applies at the place where your financing agreement is concluded, as stated in that agreement.
If something goes wrong, come to us first at support@ileadglobalinstitute.com — most disputes are resolved that way. If we cannot settle it between us, either side may take the matter to the courts named in your agreement.
15.Changes to these terms
We update these terms as the programme evolves. If a change materially affects you, we will tell you in the app or by email before it takes effect.
A change never alters the terms of a financing agreement you have already signed — those are fixed at signature.
